Development Updates

Further details on key development applications in Ward 10.

  • A proposal for this property was reviewed under Formal Consultation application FC-22-136.  The applicant proposed a 160 bed long term care facility.  The proposal includes  a  5 story building with a central outdoor courtyard and 89 surface parking spaces.  A Formal Consultation Document that outlines materials required for  future Zoning By-law Amendment, Official Plan Amendment and Site Plan Control applications was issued January 13th, 2023, and an addendum was issued June 20, 2023.  To date, the Planning Division has not received any new development applications to move the proposal forward. 

  • Zoning By-law Amendment application ZAC-21-011 and Offical Plan Amendment UHOPA-21-006  is currently being processed for this property.  The applicant is proposing a change in zoning to permit a 4-storey apartment building containing 46 dwelling units and 67 parking spaces.  The  Official Plan Amendment is to amend the policies of the Western Development Area Secondary Plan to establish a Site Specific Policy to permit a low-rise apartment building with a maximum net residential density of 141 units per hectare.    The last resubmission received with respect to the applications was in October 2023 and a Public Meeting date has not been set.

  • The applicant has submitted Site Plan Control application DA-23-012 to construct a multiple dwelling consisting of 43 and 36 storey towers connected via a 5 storey podium and containing a total of 933 residential and 16 live-work units. A total of 1,160 vehicular parking spaces (82 surface parking spaces and 1078 interior parking spaces in a five level above ground and two level underground parking garage), 496 bicycle parking spaces and 4,133 square metres of indoor and outdoor amenity space is also being proposed. Conditional Approval is expected to be issued soon.

  • The applicant has submitted a Site Plan application (DA-22-154), Zoning By-law Amendment application (ZAC-22-015) and Urban Hamilton Official Plan Amendment application (UHOPA-22-007) for this property. All 3 applications have been appealed by the applicant to the Ontario Land Tribunal for lack of decision.  The applicant is proposing two 24-storey and two 15-storey multiple dwellings, five blocks of two-storey townhouse dwellings, one 4-storey multiple dwelling and one 2-storey amenity building on a private condominium road.  A total of 1209 units are proposed with 1067 parking spaces.

  • A proposal for this property was reviewed under Formal Consultation application FC-23-042.  The applicant proposed a 15 storey apartment dwelling containing 214 units and 246 parking spaces.  The Formal Consultation Document  that outlines materials required for a future Zoning By-law Amendment application was issued April 20, 2023.     To date, the Planning Division has not received any new development applications to move the proposal forward. 

  • A proposal for this property was reviewed under Formal Consultation application FC-23-071.  The applicant proposed a nine storey mixed use building containing 176 dwelling units, 290 square metres of commercial space and 182 parking spaces.  The Formal Consultation Document that outlines the required materials that must accompany a future Zoning By-law Amendment and Official Plan Amendment was issued July 12, 2023.  To date, the Planning Division has not received any new development applications to move the proposal forward.

  • Site Plan application DA-19-020 was appealed to the Ontario Land Tribunal (OLT) on January 13, 2022.  An OLT decision was issued on July 17, 2023.  The proposal will develop the subject property with three multiple dwelling towers with heights of 44, 37 and 24 storeys for a total of 1,390 dwelling units and 600 square metres of commercial GFA.  Planning has not received a resubmission of plans to begin clearing site plan conditions since the OLT decision was issued.
